In connection with Frederikshavn Forsyning’s establishment of a new separate sewer system, uncertainty has arisen regarding the causes of damage to the surrounding buildings and terrain, which have sustained damage before, during, and after the sewer renovation works.

The assessed types of damage primarily include cracking, settlement, and vibration-related damage.

At this stage, the causes of the damage remain unclear, and it cannot be conclusively determined whether they are the result of the sewer works or other factors.

As part of the clarification process, an independent review of the available technical documentation has been carried out, along with visual inspections of the affected properties and surrounding areas, with the aim of assessing any correlation between work processes, supervision practices, and nature, causes, and extent of the damage.

The technical documentation reviewed includes, among other items:

  • Contract basis and tender documents
  • §12 notifications, including pre-construction building condition surveys
  • Supervision records, including:
    · Geotechnical reports and supervision documentation
    · Vibration monitoring data and reports
    · Quality assurance of groundwater lowering operations
  • Historical records from public sources
  • Damage reports submitted to relevant insurance companies (building insurance and contractor’s all-risk insurance)
  • Repair quotations for recorded damage
