Projectdescription

A residential project involving the construction of 350 youth and family housing units in northern Aarhus was originally initiated in 2020 but had to be temporarily halted in 2022 due to the contractor’s bankruptcy.

At the time of the takeover following the bankruptcy, approximately 50% of the construction work had been completed.

The project status included three multi-storey buildings:

One building with a closed facade, One building with a completed concrete structure, One building with a partially completed concrete structure

Following a re-tender process in 2023, Nordstern was appointed as the new design-build contractor. Nordstern subsequently initiated a thorough technical review of both the designed and the partially executed construction work. This review has now been completed, and a contract has been signed between the client and Nordstern for the completion of the project.

Services:

Contractor review, risk assessment, and optimization of tender documentation and construction status during the optimization period prior to the final award of contract for a bankruptcy-affected construction project.

As part of the process, we assisted the design–build contractor in analyzing and identifying risks and in clarifying their contractual obligations in the original tender documentation, in order to facilitate the takeover and completion of the project, after which a final design–build contract was executed.
